The company will invest nearly $1 billion to buy and create its new home at 232 A Street site, furthering Gillette’s historic commitment to Boston and its legacy of innovation.
March 10, 2026 (Boston, MA) –P&G Gillette today announced that it plans to purchase 232 A Street in South Boston as the future home of its Grooming Headquarters and Technical Innovation Center. Rooted in the city where the company was founded more than 125 years ago, this investment marks a defining step in Gillette’s next chapter – strengthening its presence in Massachusetts while advancing a long-term vision for innovation and growth around the world.
The intentional decision to maintain Boston as the company’s headquarters is part of an integrated strategy to position Gillette for long-term success that includes: purchasing land and building a nearly $1 billion custom innovation center; a transformational expansion of its Andover manufacturing facility; and a master plan for the redevelopment of the company’s 31- acre South Boston campus.
Marking the single largest investment made by the company in the City of Boston, Gillette will construct a state-of-the-art facility at 232 A Street to advance its commercial operations and its innovative research and development. The site choice provides continuity for Gillette employees while also offering new capabilities and a modern, inspiring work environment that will support growth and innovation. The site, currently owned by Breakthrough Properties, a joint venture of Tishman Speyer and Bellco Capital, is permitted for a 324,315-square-foot research and development facility, with ground-floor retail and multiple community benefits. In April 2025, Gillette also broke ground on 21st Century manufacturing facility in Andover, further advancing its growth and long-term investment in the Commonwealth.
"Transforming our grooming business for the future required that we think creatively about every aspect of our operations. After a comprehensive search, we are pleased to have found a location that continues our longstanding history in this community, provides the right structure for our Technical Innovation Center, and supports neighborhood development," said Gary Coombe, CEO of P&G Gillette. "We are investing nearly $1 billion in this site and our future South Boston facility, reflecting our confidence in Boston as a global innovation hub and our intention to anchor this innovation district for years to come. Our new space will give our employees the tools, capabilities and environment to collaborate and inspire each other every day. I know that our entire team is proud to continue to call Boston home.”
Gillette’s purchase of the 232 A Street site unlocks multiple project benefits agreed to when the site was permitted by Breakthrough Properties in 2024. Once complete, the project will contribute 1.5 acres of publicly accessible open space and public realm along the Fort Point Channel, including new sidewalks, bike lanes, a waterfront park and Harborwalk improvements. The parcel includes monetary allocations for public art and shuttle services, enhancing community engagement and waterfront access.
“Gillette’s long history of innovation is intertwined with the City of Boston, and I’m thrilled that their new corporate headquarters will reinvest in their revolutionary roots along Fort Point Channel,” said Mayor Michelle Wu. “This new development will keep hundreds of high-tech research and development jobs in the city, and serves as a testament to the strength of our economy as a global hub for innovation and technology.”
Gillette’s plan to move to a new Headquarters and Technical Innovation Center was initially announced in 2023, after the company conducted a comprehensive Massachusetts site assessment to determine how it could best leverage its existing Massachusetts locations to both meet future operational needs and reinvest in the business. As part of this phased transition, cutting-edge blade and razor manufacturing will move from South Boston to Andover beginning in 2026, where hundreds of experienced employees will bring their deep expertise to a modern, flexible production environment equipped with next-generation technologies. The expanded Andover location includes a new state-of-the-art, 200,000-square-foot advanced manufacturing facility designed to support blade and razor production, packaging operations, shave prep manufacturing, and direct-to-consumer fulfillment. All told, the company’s operational transformation in Massachusetts will translate to approximately $1.5 billion investment in the Commonwealth.
In tandem, Gillette is moving forward with a master planning process that reimagines its current 31-acre campus in South Boston. The proposed plan supports regional economic development, housing, and community goals, with benefits that include jobs, housing, new open space, a signature waterfront park, enhanced connectivity and resiliency.
“Gillette has been part of Massachusetts’ story for more than a century, and this nearly $1 billion investment in a new global headquarters and technical innovation center in South Boston is a powerful vote of confidence in our state,” said Governor Maura Healey. “Massachusetts offers the talent, research ecosystem and innovation environment that global companies need to grow and compete. We are proud that Gillette is choosing to build its next chapter here, creating new opportunities for workers and strengthening Boston’s role as a hub for advanced manufacturing and innovation.”
“Gillette’s decision to invest in a new headquarters and innovation center in South Boston, alongside its new manufacturing facility in Andover, reflects exactly what is so special about Massachusetts: an economy poised to enable companies to innovate, manufacture and scale,” said Massachusetts Economic Development Secretary Eric Paley. “With world-class talent, strong research institutions and a deep bench of advanced manufacturing capabilities, Massachusetts is uniquely positioned to support companies like Gillette as they develop the next generation of products and technologies.”
“At its core, this decision is about people, from our employees, families, and neighbors who have been part of the Gillette story for generations,” said Gary Coombe, CEO of P&G Gillette. “South Boston and the broader Commonwealth have given us an extraordinary foundation, and we feel a deep responsibility to give back. The investments we make here will create jobs, drive economic growth, and help ensure Massachusetts remains a place where world-class companies and working families can thrive.”
“We are proud to partner on this landmark transaction, which will yield a tremendous outcome for Gillette, Breakthrough’s investors and most importantly, for the City of Boston,” said Tishman Speyer Managing Director Jessica Hughes. “Gillette's decision to invest in a purpose- built headquarters at 232 A Street reflects exactly the kind of long-term commitment to place that defines great companies and cities.”
The transaction was facilitated by the brokerage team at CBRE, led by Jonathan Varholak, Vice Chairman.
